If you're managing a commercial building, industrial facility, or residential complex, you've likely heard about the "5-year fire hydrant overhaul". It's more than just another line item on your maintenance calendar—it's one of the most intensive, technical, and often misunderstood components of AS1851 fire compliance.
At Apex Pumps, we've worked with clients across sectors who assumed the overhaul was simply "another test." But in truth, it involves full strip-downs, system isolation, and more access than most facilities expect. Planning poorly—or not at all—can lead to delays, cost overruns, or failed compliance.
This blog lays out what the 5-year overhaul actually involves, what access you'll need, and the most common pitfalls we've seen.
What Is a 5-Year Hydrant Overhaul?
Under AS1851:2012, your fire hydrant system is required to undergo a comprehensive overhaul every five years. Unlike annual inspections or functional flow tests, this is a deep dive into the physical condition of your system. It involves dismantling, inspecting, overhauling or replacing all landing valves on site as well as Hydrostatic testing and booster flow testing—these are much more thorough tests than routine maintenance.
Here's what it typically includes:
• Booster Assemblies
These are the connection points used by the fire brigade to supply additional water pressure to the system. The overhaul requires us to overhaul the valve with new washers and rubbers or replace the booster point entirely.
• Hydrant Landing Valves
Located on each floor, these are the valves firefighters connect to during an incident. They are either replaced or overhauled which involves disassembly, lubrication, gasket and rubber replacements, resealing, and then tested for smooth operation, leaks, and full pressure delivery. • Isolation Valves and Stop Valves
These valves are there to allow different zones to be isolated. Where applicable we replace the gland packing and lubricate spindles. We will exercise and operate the valves. They are tested for ease of operation, leaks at the spindle or body, and their ability to fully open or close without obstruction.
• Non-Return Valves
Non return valves prevent backflow of water, ensuring that pressure doesn't move in the wrong direction. These are inspected and overhauled, replacing the valve seatings and gaskets or replacing the unit entirely if they are unable to be overhauled.
• Pumps and Pump Controls (if applicable)
In systems with dedicated fire pumps, the fire pump will also require a five yearly overhaul which can be discussed at the same time. Learn more about our fire pump testing services.
The purpose of this overhaul is straightforward but critical: to ensure your hydrant system will function properly in a high-pressure emergency scenario, without hidden faults. It identifies:
- Internal corrosion
- Seized or degraded components
- Faulty seals or gaskets
- Mechanical fatigue
The process is not optional. It's a mandatory part of AS1851 compliance, and all findings and works must be formally documented in your building's fire maintenance records.
Key Planning Steps Before the Overhaul Begins
To avoid disruption and ensure smooth execution, here are the steps we help clients plan for in advance:
1. System Mapping and Component Identification
Before anything is shut down or dismantled, your contractor needs an accurate picture of:
- Where every valve, booster, and hydrant point is located
- Whether any system components were relocated or modified over the life of the system
- Accurate number of landing valves on site and access to all areas they are located in
2. Stakeholder Coordination
Overhauls require complete system isolation and downtime. That affects:
- Building occupants
- Facility managers
- Fire wardens
Give advance notice. For hospitals, schools, or high-risk industrial facilities, this may involve scheduling work during nights, weekends, or holiday periods. Our maintenance services team can help coordinate these complex scheduling requirements.
3. Permit and Isolation Planning
You may need:
- Fire isolation permits to be submitted to your insurance
- To notify your residents and possibly the local fire brigade
- Isolation sequences that maintain compliance without exposing the building to fire risk
Coordination with fire services or backup suppression systems may be necessary if the hydrant system is the primary response tool.
Access Requirements That Are Often Overlooked
Even seasoned building managers are surprised by the level of physical access required for a full 5-year hydrant overhaul. Here's what's commonly missed:
| Component | Access Needs |
|---|---|
| Booster assembly | Unobstructed front and side clearance; vehicle access for testing equipment |
| Hydrant landing valves | Access to all tenancies, stairways, riser shafts, rooftops and any location that has a hydrant |
| Isolating valves | Usually located at the booster and in the pump room (if there are pumps) |
| Non return valves and pumps | Located at the booster and in the pump room which may be basement or rooftop. |
Common Pitfalls (and How to Avoid Them)
These are the top mistakes we see on overhaul projects—and how you can steer clear of them:
1. Assuming "5-year test" means the same as the annual checks
This is the biggest misconception. The 5-year overhaul is a strip-down and rebuild, not just a function test. Treating it lightly leads to missed prep, rushed jobs, and non-compliant documentation.
2. Failing to discuss system isolations and permits required
Without correct isolation sequencing, you risk:
- Insurance issues
- The works not being able to be carried out
3. Skipping detailed reporting
AS1851 requires that you document every component overhauled or replaced. If this is missed, your system may still be non-compliant, even if the work was technically done.
4. Not budgeting for the works
Overhauls are costly, these need to be budgeted for before it is due:
- If you know your system is due for an overhaul this year or next year, start to get pricing so you can budget
